Why listing photos matter
Photography is the single most important marketing decision when listing a property. Before an agent is called, before a viewing is booked, the images have already done their job or they have not.
The Niseko market attracts buyers from Japan, Australia, Singapore, Hong Kong and further afield. Many are comparing properties in several countries before they ever visit. The standard of presentation needs to reflect that.
We photographed over 3,000 properties in New Zealand between 2015 and 2024 before bringing the same approach to Niseko. We still work the same way: the right light, the right angle and enough time on site to get it right.

Dusk photography
A second visit at twilight. The quickest way to make a high end listing stand apart from the others on the portal.
Aerial drone
Drone photography flown under JCAB rules, showing the property in its setting: the land, the views, ski access and what is nearby.
Floorplan
2D measured floorplans drafted to scale. Essential for international buyers who cannot visit the property in person.
Property video
A short walkthrough video that moves through the property and conveys a sense of space that stills alone cannot.
Virtual staging
CGI furniture and furnishings added to empty rooms. Gives buyers a clear picture of how a space can be lived in.
Dusk photography
Dusk is when a well lit home looks its best: warm light in the windows, a deep blue sky behind the roofline and the Hokkaido mountains fading into the background. A daytime shoot cannot recreate it.
It means a second visit at twilight, so it costs a little more. For high value properties we think it is worth it, because few listings in the same price bracket have it.
On exteriors we light paint the facade in sections, which removes harsh shadows and shows the cladding and form clearly.
Interiors shot at dusk feel warmer and more lived in than the same rooms at midday.
Dusk light on Mount Yotei and the surrounding hills is hard to beat. If the property has views, we make sure they are part of the story.
Drone photography
Drone photography adds a perspective that ground-level shots cannot: the property in its full setting. Land size, ski access, distance to the village, mountain views. For Niseko properties, where location and outlook are a large part of the value, aerial coverage earns its place in the listing.
Property Media operates under Japan Civil Aviation Bureau (JCAB) drone rules. All aerial work is carried out within current JCAB regulations, with appropriate permits obtained for restricted airspace when required. We will not undertake aerial work that is unsafe or outside regulatory boundaries.

The Investor package covers properties under 80m2 with 10 to 15 edited photos. The Residential package covers properties up to 300m2 with 20 to 40 edited photos. Larger properties are quoted individually.
A standard residential shoot takes one to two hours on site. Dusk photography is a second visit at twilight.
Yes. We shoot year round, including heavy snow, and plan exterior work around clear weather and the low winter light.
